买房贷款,花钱买点划算吗?

准备申请贷款,30万的贷款,现在是3.875的利率。如果花5000买点可以降到3.625。不知道这么做划算吗?

存在即有道理,就像二楼说的,划算不划算要看你自己的贷款需求。

你算一下,买点cost大概7,8年可以回本。我每次都买的,打算长期持有

如果未来利息降了,你要做refinance, 这5000就打水漂了。你这点贷款额,就降0.125,真是不划算。

是30 fix 利率吗?算了下一个月省42块钱,10年才能回本,还不算time value of money.。如果预计10年之内不卖房不能找到更低的利率refi就划算,否则不划算

我用那个tool输入参数算了一下,这个价钱买点($5000降0.25%, 30万loan),15年时break even, 如果之前能还清或者说refinance,就不值得。
