能买得起房子吗?该买吗?

还没有攒多少钱出来,但是现在我们的情况是最好暑假能买房子,但是算了算,可能10%的downpay都有点玄,大家觉得10%的downpay买房子是不是太不划算了?有没有什么省钱的方法?不是很懂,所以只能这样泛泛的问一下。


还有,大家觉得现在合适买房子吗?realtor说这半年利率涨上去很多,房子好像也没降价,甚至有升的趋势.......犹豫啊犹豫,我们现在租的房子,每月房租不少,总觉得这么再租下去净出房租太吃亏了,现在买房子又不知道是不是时机,担心一年以后房市情况会更糟糕。。。。。。大家给些建议吧

My suggestion is that not rush into anything. Or you will regret more later. This is a house we are talking about, not a pair of shoes.

A rule of thumb is:


assume your monthly rent is $x, then x * 12 * 20 (20-yr rent) is the dollar amount you should buy.


Paying rent is like throwing $ into blackhole: true.


but buying a house itself cannot save you: paying property tax and paying interest are also throwing $ into blackhole (esp. when your downpay is low).



if you are not ready, stay calm and do more research. House price is nowhere from soaring now.


House is a very ill-liquid asset, play safe is better.

I'm in the exactly same situation as LZ's. Thanks for Liloskoala's suggestion. According to her formula, the house I should buy is around 130K which is not existing in any good community in my area. Now I'm ready to sign one more year rental lease.

Do your own research, never trust a realtor that push you into the market. 有个亲戚在加州想买房,她的realtor劝她暂时先观望一段时间,看看到了年底房市如何。我们州的房子这两年开始涨,而且是疯涨,最近有点缓下来了,我觉得跌是不可能的,但是象前两年那样的好日子(一年内涨50%)也不会再有了。

我们家跟楼主有点象,看了不少房子,还没有碰到dream home,20%首付估计年底之前是拿不出的。幸好我们这里房租便宜,2br只要550。下个月要续lease了,我们还是先续了。房子还是要看的,一边看,一边了解一下行情。如果碰到满意的,买就买了,调整一下closing date,或者跟房东商量(我们的房东是很好商量的)。

看到自己喜欢的,价钱还能接受的话,还是早买比较好;虽然很多人都说房价要跌了,但看起来跌的可能性不大,只是长得慢了。realtor说这半年利率涨上去很多,房子好像也没降价,甚至有升的趋势......这是事实。

买房子这件事情上要量力裁衣.很多人(尤其是很多华人)强调买房的投资性质,但对我来讲最重要的意义是享受住自己房子带来的乐趣,随心所欲的布置,PRIVACY等等是住公寓不能带来的.


当然要花时间和心思照顾房子和YARD,如果是旧点的房子要做做RENOVATION(有的人喜欢这样的事情)等等.还有UTILITY的费用也要高不少.我家这个冬天最贵的一个月电和煤气费就有近400刀.


所以在买房子做预算的时候这些都要考虑进去.还有我极其不赞成在财务上over-stretch.如果房子让人背上个沉重的包袱,该买东西不能买,该度假不能去,每天因此吃咸菜度日,那生活有什么意思,人岂不是成了房子的奴隶?


有不少国人还好象买了房子就是给外人看.住进去N久了,不买家具让房子空着.在我看来,这也有违享受生活的根本了.


我想说的是,不要为了买房子而买房子,也不要看别人买房子自己就要买.每个家庭的实际情况不一样,要量力而行,量体裁衣.面包会有的,房子也会有的.

说得很好, 买房子不是给别人看的,就是要过得舒心才行;假如背上沉重的经济包袱,还不如不买。
